CNN —Welcome to week two of the Trump 2016 election interference trial. And the case Manhattan District Attorney Alvin Bragg brought is, at heart, a documents case – Trump has been charged with 34 counts of felony record falsification, actions allegedly taken to cover up hush money payoffs connected to the 2016 election. But as demonstrated by longtime Trump assistant Rhona Graff’s testimony Friday afternoon, the methodical nature of the testimony and evidence doesn’t mean it will be dull for the jury. The testimony of Gary Farro, Cohen’s onetime banker, is emblematic of what we are likely to hear from other witnesses this week. When defense counsel elicited from Graff on cross-examination that Trump was a good boss, she became a free character witness.

CNN —After multiple delays in production, the new Bob Dylan biopic has started filming — which means a first look at actor Timothée Chalamet as the legendary folk singer. “This is not Bob Dylan, it’s simply every man who has ever tried to talk to me about Bob Dylan,” wrote author Marissa R. Moss. After first being announced in 2020, production for “A Complete Unknown” experienced numerous lags, from the pandemic to the SAG-AFTRA strike. Still, the movie has retained complete support from Dylan himself, who gave director James Mangold detailed annotated notes on the script. “A Complete Unknown” does not yet have a release date.

New Home Sales Plunged in October as Prices Fell

New home sales fell 5.6% in October, worse than expected, as higher mortgage rates took a bite out of demand. The annual level of sales in October was 679,000, down from September’s substantially revised 719,000 pace, However, sales in October were still up 17.7% from a year ago. October saw a sharp increase in mortgage rates to around 8% for a 30-year fixed rate loan. However, the higher mortgage rates have slowed sales of new homes as well. The recent drop in mortgage rates, with more expected next year, could prove to be a tonic to the market.

Washington, DC CNN —New home sales in the United States fell in October as typical mortgage rates reached their highest levels this year. This was below analysts’ expectations of an annualized sales pace of 723,000. The average mortgage rate for that loan has been lower recently, dropping down to 7.29% last week, according to Freddie Mac. New home builders often offer more financing options for homebuyers, she said, and are able to “buy down” mortgage rates to make their offerings more attractive than the resale market. With [mortgage] interest rates anticipated to drop in the coming year, more resale homes may go on the market – however there remains significant pent-up demand from buyers,” Mangold said.

Washington, DC CNN —The annual pace of new home construction increased again last month amid a historic shortage of housing inventory and crushing mortgage rates. Housing starts, a measure of new home construction, jumped by 1.9% in October, compared to the previous month. Starts rose to a seasonally adjusted annual rate of 1.372 million last month, rising above expectations of 1.35 million, according to data released Wednesday by the Census Bureau. Building permits also ticked up in October, climbing 1.1% from August’s revised number to a seasonally adjusted annual rate of 1.487 million. “The new construction housing market is poised to ensure that inventory is available to meet pent-up demand of households who have been waiting for a reprieve in rates before purchasing.”

Daisy Edgar-Jones, the 25-year-old British actress with an increasingly crowded dance card, will soon experience just how complicated Hollywood’s rush to return to work is going to be. Now, with only weeks to finish the film for a planned release next summer, there’s no time to waste. That means Ms. Edgar-Jones will have to walk away from a role in a drama that Ron Howard is set to begin directing soon in Australia. He is set to portray Bob Dylan in James Mangold’s “A Complete Unknown,” beginning in March. Details on how Mr. Chalamet would juggle production of one movie and publicity for another are being worked out.

US new home sales surged in September
  + stars: | 2023-10-25 | by ( Anna Bahney | ) edition.cnn.com   time to read: +3 min
Washington, DC CNN —New home sales in the United States surged higher in September from the month before, even as mortgage rates remained over 7%, making financing a home costlier and pushing people out of the market. This represents the fastest pace of sales since February 2022 and easily exceeds analysts’ expectations of a sales pace of 680,000. Sales of existing homes have been trending down since February and are down 20% year to date in September from a year ago. While new home sales are a much smaller share of the overall sales market than existing home sales, the inventory picture is rosier for new construction homes. This represents a supply of 6.9 months at the current sales pace.

Consumers Are Growing More Pessimistic About the Economy

Consumers are growing more pessimistic about future prospects for the economy, according to the latest survey from the Conference Board released on Tuesday. “Consumer confidence fell again in September 2023, marking two consecutive months of decline,” said Dana Peterson, chief economist at the business organization. “September’s disappointing headline number reflected another decline in the expectations index, as the present situation index was little changed. “Write-in responses showed that consumers continued to be preoccupied with rising prices in general, and for groceries and gasoline in particular,” Peterson added. “Consumers also expressed concerns about the political situation and higher interest rates.

New Home Construction Tumbles in August
  + stars: | 2023-09-19 | by ( Tim Smart | Sept. | At A.M. | ) www.usnews.com   time to read: +2 min
The pace of new construction slowed in August amid high mortgage rates and weakening demand, the federal government reported on Tuesday. Housing starts fell 11.3% in August to an annual rate of 1.28 million, the lowest since the summer of 2020. Builders typically pull permits in anticipation of demand, but housing starts occur when lots are ready to be cleared following deposits on future purchases. “The combination of high interest rates, high pricing, and limited inventory has continued to plague the housing market. “And on the supply-side front, builders continue to grapple with shortages of construction workers, buildable lots and distribution transformers, which is further adding to housing affordability woes.

Washington, DC CNN —US home building sank in August, dropping 11.3% from July levels, as mortgage rates stayed elevated amid lingering inflation. After rising in July, new home starts dropped in August as mortgage rates climbed back to their late 2022 peak. “The combination of high interest rates, high pricing, and limited inventory has continued to plague the housing market,” said Kelly Mangold of RCLCO Real Estate Consulting. “In many cases, even repurchasing their same home at today’s mortgage rates would be out of a typical buyer’s price range.”More than 90% of homeowners have a mortgage rate under 6% and many have rates closer to 2% or 3%. New home sales rose to a 17-month high in July

Washington, DC CNN —New home sales rose in July from the month before, beating estimates and reaching a 17-month high, as buyers continue to look to new construction as an option in the face of a historically low supply of existing homes. While new home sales have been trending higher over the past year, sales of existing homes have been down for the past few months. Sales in the Midwest surged 47.4% from a month ago and sales in the West were up 21.5% from June. Meanwhile, sales in the Northeast declined by 2.9% from last month and dropped by 6.3% in the South. “When existing homes are hard to find, new homes at the right price are a good substitute.”

Housing starts, a measure of new-home construction, climbed to a seasonally adjusted annual rate of 1.452 million in the month, beating market expectations of 1.448 million, according to data released Wednesday by the Census Bureau. “Buyers embraced new homes in the first half of this year as a welcome alternative to the massive shortage of existing homes,” Ratiu said. The slight increase in starts suggests builders have some optimism, she said, though it remains to be seen what future mortgage rate increases may mean for the market. “In many cases, even repurchasing their same home at today’s mortgage rates would be out of a typical buyer’s price range.”Mortgage rates are hovering around 7% and interested buyer traffic is slowing down for some builders. New home sales dropped in June after May’s surge
  + stars: | 2023-07-26 | by ( Anna Bahney | ) edition.cnn.com   time to read: +4 min
Homeowners with ultra-low mortgage rates are reluctant to sell and buy another home at a much higher mortgage rate. Sales of existing homes have been down for the past few months, while new home sales have been rising. This increase in mortgage rates cooled mortgage applications. New home sales boosted by low inventory of existing homesAlthough sales were down from May, the trajectory of new home sales is generally positive, said Kelly Mangold of RCLCO Real Estate Consulting. By comparison, the inventory of existing homes for sale at the end of June was only a little over 1 million homes.

UBS overhauls leadership at wealth management division

ZURICH, July 6 (Reuters) - UBS's (UBSG.S) flagship global wealth management business on Thursday announced a raft of management changes triggered by the Swiss bank's takeover of Credit Suisse. Former Credit Suisse executive Michael Marr will become the head of Global Wealth Management Australia at UBS, according to a person familiar with the matter. The move marks the re-entry of UBS's wealth management business into Australia after several years. The decisions had been based on "fairness and meritocracy," said Iqbal Khan, the president of UBS Global Wealth Management, in a memo seen by Reuters. Thursday's announcement follows a raft of management changes UBS announced last month when it formally completed the takeover of its former rival.

“Indiana Jones and the Dial of Destiny” (now in theaters) is the first film in that franchise not directed by Steven Spielberg, who developed the character all those years ago with George Lucas and Philip Kaufman, as well as the screenwriter Lawrence Kasdan. Yet the handoff of directorial duties to James Mangold doesn’t feel like a strain, because Spielberg established the character of the globe-trotting archaeologist and the style of his cinematic escapades so adroitly over the first four films. In fact, he set them in stone in the very first sequence of the very first movie — as we can see in a shot-by-shot look that classic sequence today. We first see Indiana Jones less than 30 seconds into 1981’s “Raiders of the Lost Ark” — but it’s a carefully prepared hero entrance, holding back Harrison Ford’s distinctive visage as long as possible. Instead, we first see him from the back, in a frame that nevertheless introduces the character and his distinctive iconography (his hat, bullwhip and jacket).

It's Harrison Ford's final bow as the boulder-dodging, whip-wielding, Nazi-punching Indiana Jones. On Friday, "Indiana Jones and the Dial of Destiny" arrives in theaters, marking the fifth and likely final chapter in the Lucasfilm movie franchise. Previous Indiana Jones installments, released in the 1980s, saw significantly lower box office openings because tickets were significantly less expensive at that time and the films were released in fewer theaters. Despite a solid opening, the fourth Indiana Jones film tallied only $317 million domestically. The lackluster audience response resulted in a pause in future films, including the potential for a spinoff featuring Shia LaBeouf as Indiana Jones' son Mutt Williams.

The Cannes Film Festival began this week with Maïwenn’s “Jeanne du Barry,” starring Johnny Depp as Louis XV, and ends on May 27 with a new Pixar film, “Elemental.” In between, there will be many screenings, many awkward standing ovations, many awards bestowed. Wes Anderson also has a new one, “Asteroid City,” about a junior stargazing convention. It features many members of the Andersonian repertory — Jason Schwartzman, Edward Norton, Adrien Brody and others. In “Firebrand,” from the Brazilian director Karim Aïnouz, Alicia Vikander plays Catherine Parr, the sixth and final wife of Henry VIII, who’s played by Jude Law. Hirokazu Kore-eda, whose film “Shoplifters” won the Palme d’Or in 2018, has a new film, “Monster.” It stars Sakura Ando from “Shoplifters,” and the composer Ryuichi Sakamoto, who died last month, did the score.

The newest movie's release date had been postponed several times after it had been announced in 2016 and follows 2008's "Indiana Jones and the Kingdom of the Crystal Skull," which received mixed reviews. The "Indiana Jones" franchise, created by George Lucas of "Star Wars" fame, has grossed nearly $2 billion at the global box office with four films and amassed a global fan base. It also inspired a TV series, "The Young Indiana Jones Chronicles." "Dial of Destiny" is the first "Indiana Jones" movie the Walt Disney Co (DIS.N) has made after buying the distribution rights for the franchise from Paramount Pictures in 2013.
Presumably Johnny Depp, a heat-seeking target for the armies of paparazzi amassed here, helps explain the movie’s presence. The king is played by a powdered and bewigged Depp, who looks suitably indolent, though perhaps because he’s underused. The king is mainly there to look gaga at Jeanne, which he does a great deal, though it’s a tough call whether Louis lavishes as much attention on Jeanne as Maïwenn does. Among all the close-ups of Jeanne giggling, Maïwenn folds in some palace intrigue and the briefest nod at the terror to come. There’s some comfort that “Jeanne” isn’t contending for the Palme d’Or, which would be an embarrassment, but is being presented out of competition.

Trump and his company misrepresented Cohen's reimbursement as "legal fees" in company books, the DA alleged last month. Bragg has alleged there were false entries in the records of the Trump Organization and the National Enquirer concerning the hush money payment to Daniels.
